Clubhouse Improvement Project Update - May 2010

On Monday, May 17, 2010,  Club shareholder  members attending the Annual Shareholder's Meeting were presented with Clubhouse renovation/expansion information of the Club's Clubhouse Improvement Project.  That information featured costs of options as well as potential financial and financing projections.

To get to this point with our members we must remember that there have been many steps of a logical PROCESS taken to date.  There are a number of steps that remain.

The steps to this point of the PROCESS have been implemented through the time and talents of a number of your fellow members.  They include members serving on the Board of Directors, the Finance Committee, the Long Range Planning Committee (LRPC) and three sub-committees of the LRPC.

Those LRPC sub-committees are the Building Sub-committee, the Finance Sub-committee and the Capital Sub-committee.

The CONCEPT presented at the May 2009 Annual Shareholder's Meeting was a Clubhouse Improvement that includes remodeling and expansion.  Murray Mack of Hagemeister Mack Architects developed the CONCEPT presented.

A comprehensive and insightful question and answer period followed the CONCEPT presentation.  An overview of those questions and answers has been featured on the website since the summer of 2009 and was featured in the Clubhouse through the end of the 2009 season.  Some of those questions and answers are shown here.

Q.  What would the added square footage be?

A.  Although the presented CONCEPT is just that, a CONCEPT, the Clubhouse square footage could go from 15,040 to possibly 21,000 to 22,000 square feet.

Q.  What would the cost of the presented CONCEPT be?

A.  Keeping in mind that what has been presented is a CONCEPT and those costs of the Clubhouse Improvement Project CONCEPT is $3,200,000.  Additional study on the costs has taken place to narrow the estimate, analyze potential cost savings, and identify opportunities for alternates that could provide for budget control at the time of a potential bidding.

Discussions with the Board of Directors and many members through the summer and into the fall of 2009 identified the need to also develop an alternative to the Clubhouse Expansion and Renovation.  That would be a Major Upgrading of the entire Clubhouse mechanical, electrical, refrigeration and plumbing infrastructure as well and necessary updating of electrical, access and fire protection codes.  Also necessary to be included are many structural aspects of the Clubhouse relating to necessary improvements to energy use efficiency.

Additional PROCESS Steps conducted and added

Capital Funding Options & Capital Funding Marketing

Based on the currently identified time line the earliest the Shareholder approved option for the Clubhouse Improvement Project could begin would be September of 2011.

Your Board of Directors and LRP Committee and Sub-committee members have been committed to working with this PROCESS in an orderly, timely, efficient and logical manner.

Thank you,
Rollie J. Carlson
